Description:
Up
Stairs Office Space: The office area has excellent territorial
views from its large windows. The office space consists of one large
office room and 3 smaller offices. A conference / storage area,
walk-in-Safe and sink are also on this floor. The up stairs office
space does not currently have rest rooms rest rooms are located
down stairs. Access to the upstairs is via a large staircase with
entry through double doors from the front city sidewalk. Additional
staircase access is available via a inside down stairs office door.
In addition to the front access, the upstairs has a door that enters
onto a warehouse balcony. The HVAC for the building offices is located
on the second floor at the top of the stairs. This system heats
and cools the upper and lower floor office spaces.
Down
Stairs Office Space: The down stairs office has a showroom and
two small offices. The downstairs space has showroom windows that
can be seen from South First Street (the main highway). Rest rooms
for men and ladies are also accessed through the downstairs office
space.
Warehouse:
The warehouse portion of the building is heated by Gas. It does
not have air conditioning and is not insulated. The warehouse has
two separate offices, a rest room (3 stalls + large circular sink.)
and a showroom. Over the down stairs office space, showroom and
rest room space is a storage balcony.
Access
to the main warehouse from outside is through two truck doors and
two man doors. One man door onto Maple Street and one man door to
the front asphalted parking area. One truck door is adjacent to
the 4,800 sq. ft. asphalted parking area located in front of the
building. A second truck door is located on Maple Street. The alleyway
also has access through a truck door and a smaller man door. The
equipment shown in the attached pictures
has been removed. Inside access is made through a man doors from
the main lower office / showroom space and upstairs office space.
Roof:
Draper recently had the roof serviced. There is a 10 year guarantee
for the roof through Allen Stanley Roof Coatings starting in 2008.
History:
The building is block / concrete construction. The original building
was owned by an auto dealership (Hahn Motors). Draper purchased
the building in the 1950's and had their manufacturing and distribution
company (Chain Gear Inc.) for power transmission, bearings, electrical
and hydraulics in the building from 1956 through 1986. Chain Gear
also manufactured conveyors, hop bailers, conveyor belt cutting
equipment and other agricultural equipment. Draper had sufficient
electrical power to operate several metal lathes, mills, welders,
auto hoists, etc. In the late 1980's through 2008 the building was
leased to other industrial distribution companies and auto supply
/ repair companies.
