Draper Yakima Buildings L.L.C is seeking bids to replace existing
glass windows on a two story office space with a different window
construction configuration. Amount of demolition and reconstruction
will be dependant on cost and availability. We have some insulated
windows that may be used for the upstairs office space.
Windows on the two story office building portion are an old aluminum
frame stacked glass window extending from the ground concrete sill
to the upper level ceiling. The upper window sections are partially
painted giving the illusion of "wall". There are five
sections between Concrete supports. Each section may be an independent
bid. We have briefly explored using pre-engineered panels with a
frame system for hanging panels and glass. An estimate for a pre-engineered
system between only two concrete supports was in excess of $20,000
which is beyond the resources of the total project.
We anticipating removing existing glass panels and replace them
with different framing. Installation may include down stairs Showroom
windows and upstairs smaller glass windows. Replacement may include
insulated windows. The project may be based on partial replacement
between concrete columns or total replacement of wall sections for
the two floor office portion depending on cost.
The intent is to retain the existing look of the building but with
different windows making it easier for maintenance and more cost
effective for repair.
The process would include:
1. Engineering of wall sections
2. Removal of indoor facade along upstairs windows
3. Partial or full replacement of show room windows depending on
cost (potentially reuse existing windows until needed to replace
with insulated windows,
4. Reducing size of upstairs windows and insulating exterior walls
where the painted glass is removed,
5. Repainting of building exterior where painted windows are removed.
6. Attached pic shows window sections to be removed and / or altered.
We do have an architect in Seattle who may be available for consultation
in the event Contractor does now have resources in Yakima.
